It's a lovely rainy day and perfect for a cup of coffee and a good book. It's also a perfect day for a quick visual inspection of the gutters with both feet on the ground. Gutters play a crucial role in protecting your home from water damage by channeling rainwater away from the roof and foundation. However, over time, leaks can develop in your gutters, leading to potential problems like mold growth, structural damage, and landscaping issues.

Safety first! Be sure there is no lightning or threat of lightning (listen for the thunder) and watch your step as the ground and walkways will be slippery. This is not necessary for ensuring your gutters are working properly, and do not do this if falling is a risk to your health.

Take a walk around the house and check for water flowing out of the downspouts. Visually follow along the gutters to see if there are areas where water is flowing from the gutter. Look for signs of leaks, which may appear as water stains on the outside of the gutter, rust spots, or dripping water. Pay attention to the seams, corners, and downspouts where leaks are most likely to occur. Make a rough drawing noting where the issues are. This way, when it's a nice dry day, we have this reference to go back and address the issues.

This is a gutter that is failing and needs immediate attention. Looks like this has gone unaddressed for quite some time and has caused extension damage that will be costly to repair.

The example above is not all that needs to be looked at. This is an area with significant dripping. What's the harm of a little dripping? All that dripping water is going straight down to the foundation and fixing foundations is expensive.

A temporary fix was put in place until a proper fix can be made. This 3 second video demonstrates just how much water that dripping really is.

Fix Gutter Leaks

Clean the Gutters

Remember the drawing we made on the rainy day? Go to the areas previously identified and clean the area so we clearly see the leaks and ensure that the sealant adheres properly.

Tips:

  • Use a bucket to collect debris as you go.

  • A hose can help wash out stubborn clogs and dirt.

Apply Waterproof Sealant

For minor leaks, the spots we found with a few small drips, apply a gutter sealant or exterior silicone caulk.

Make sure the area around the leak is dry before applying sealant and ensure the gap is completely covered.

Tips:

  • Use a dripless caulking applicator

  • Keep a rag handy

  • Wear vinyl gloves - caulking can be messy and it's difficult to remove from hands

Repair Minor Damage

For small holes, a patch of metal flashing can be secured with sealant.

  • For patches use metal flashing to create a patch slightly larger than the damaged area.

  • Apply sealant around the hole, place the patch over it.

  • Apply more sealant seal around the edges of the patch.

  • Adhesive patches are available as well

For larger areas or extensive rust, consider replacing the entire section of gutter.

Test Repairs

A couple of days later after the sealant has cured, test your repairs by running water through the gutters with a hose. Check for any remaining leaks and ensure water flows freely toward the downspouts.

Maintain Gutters

  • Clean them at least twice a year (more often if you have overhanging trees).

  • Inspect for damage after heavy storms.

  • Ensure downspouts are directing water away from your foundation.
